Besgate acquired 205 – 225 Euston Road in early 2025. Currently a precinct with two commercial buildings, it has been rezoned for residential uses and currently has an approved development application.

Investing in cleanup and security

When Besgate Group acquired the precinct, the two buildings had fallen into disrepair. Aware of the negative impact that the empty precinct was having on the local community, we have invested more than $1 million dollars in cleaning up the site and reducing the impact of anti-social behaviour. This includes installing over 40 CCTV cameras and hiring full-time security.

What's next for
205 – 225 Euston Road?

It has become apparent that the existing approval for the site promotes neither design excellence nor innovation. Unfortunately, it also doesn’t serve the needs of Sydney’s residents of today or tomorrow.

We have successfully applied for a Housing Delivery Authority designation to develop a new master plan for the site.

We believe this site has the potential to deliver something truly exceptional — a development that does justice to its location alongside Sydney Park.

That’s why we are gathering Sydney’s best minds to create a community that will live harmoniously with Sydney Park and provide beautiful homes that will be attainable for a diverse range of Sydneysiders.

When can I see your plans?

We will be sharing our updated masterplan and seeking community input over coming months, with applications for concurrent rezoning and State Significant Development lodged in the last quarter of 2026.
